There are two ways to build a business directory on WordPress. A directory theme such as ListingPro, Listeo, MyListing or the PremiumPress Directory Theme gives you the design and the directory features in one package. Both approaches work, and each is the wrong choice for some sites. Theme or plugin: the short version

A directory theme is faster to launch and cheaper in the first year, because design, listings, search and usually payments arrive together. The trade-off is that your listings are stored in that theme's fields, so changing theme later means migrating data.

A directory plugin keeps the listings independent of your design and scales further, and both major plugins have a free core. The trade-off is that charging for listings needs paid add-ons, so the first year usually costs more than a theme, and there are more parts to configure and update.

Year-one cost is the price to have paid listings working. Free cores are free to list, not free to charge.

Cost: what you actually pay to charge for listings

This is where the theme-versus-plugin choice is usually decided, and it is where the marketing is least clear. Both GeoDirectory and Directorist are free to install, and both can run a free directory well. Neither can take a card payment for a listing until you buy something.

With GeoDirectory that means the Pricing Manager add-on at $49 a year for one site or $99 a year for unlimited sites, the Claim Listings Manager if you want claims, and a payments plugin such as GetPaid or WooCommerce. With Directorist it means a paid plan from $116 a year for one site to $153 a year for unlimited sites, renewing at $103 to $131, or a lifetime licence from $379 to $749. Setup: how long until a paid listing goes live

A directory theme imports a demo and you replace the placeholder businesses. ListingPro, MyListing and the PremiumPress Directory Theme all ship with paid-listing plans, claim flows and search pages configured, so a first paid listing is typically a same-day job. Listeo adds a booking engine to configure if you need it.

A plugin build means choosing and installing the theme, the plugin, the add-ons and the payments plugin, then building the listing pages and search in your theme's editor. GeoDirectory and Directorist both provide templates and blocks to speed this up, but it is more decisions and more settings than a theme, and the finished design depends on the theme you chose.

Scale: where plugins pull ahead

Directory themes store listings as WordPress posts with custom fields. That is fine for the few thousand listings most city or niche directories reach, but search across large field sets slows down as the table grows, and buyers report ListingPro in particular struggling on shared hosting.

With a theme the listings are tied to that theme's fields, and moving usually means exporting to CSV, importing into the new product's fields and rebuilding categories and plans.

Two things soften this. Directory themes are the design, so there is less reason to change theme than on a normal site. Final Thoughts: theme or plugin?

Choose a directory theme if you want one directory live this week with paid listings working, and you would rather pay once than yearly. ListingPro at $69 is the cheapest single-site route, and PremiumPress Directory Theme at $99 one-time is the route if you will run more than one site or want to avoid WooCommerce.
