SEO Question On Creating A New Site

Hi I hope you can give me some ideas on how to use some of the SEO juice I built up with my current site. Here’s the background.

I have a website called https://capeholidays.info renting out holiday homes in Cape Town.

I am on a wordpress multisite.

I want create an exclusive real estate rental site for high value villas.

I want to have a different look (theme) for the high-class villa site.

The way I understand this I would need a different “blog” for this exclusive site (because I cannot have two themes in one site).

It could a new site with a stand alone domain for example exclusive.com

Or I could set the site as exclusive.capeholidays.info

I am not sure if it’s possible to do capeholidays.info/exclusive

Is there away I can start this new site but keep some of the Google Juice I have from my CapeHolidays.Info site?
