A few problem for a new one

I just started to use the Directory theme and have listed a few companies as a test and I notice that when I go to a listing page I see the option Delete & Edit this listing, the delete works as it should but when I click on edit then I just come to an error404 page.. how can I fix this?
Claim listing I don’t know exactly what it should do because when I click it nothing happens..

Next thing.. I have the topmenu and when click “Dashboard” it just reload the current page.?

And then.. when go to “My Account” the “Create Listing” does the same, just reload the current page.?

When testing the different things I have been logged in as both admin and also as a normal user.
Been searching and testing different things but still the same so think I need some help with this..

And a last question about theme version update..
As I understand there’s no update button so I need to download the new version, then upload it manually right? what happens with all listings and my setup then?
